Demolition raises questions about permits, safety, cost, and what condition the property is left in. Below are answers to what owners and contractors ask us most often across Miami, Florida.

  • What types of demolition do you handle?

    We handle residential and commercial work at most scales. That includes full house demolition, additions and extensions, detached garages, sheds and outbuildings, interior strip-outs for renovations and unit turnovers, commercial and tenant space clearance, and partial demolition where one section comes down and the rest stays standing. What we do not take on is anything requiring specialized structural collapse methods on large multi-story buildings, which is a different discipline. If your project falls outside what we do, we will tell you rather than take it on.

  • How long does demolition take?

    The physical work is usually fast. A shed or detached garage is often a single day. A typical single family house is commonly two to four days including load out, and an interior strip-out runs one to three days depending on size. Larger commercial spaces take longer. What extends the overall timeline is almost always the preparation rather than the demolition, since permits, testing, and utility disconnections have to be complete before anything comes down. We give you a realistic date that includes those stages instead of quoting only the days machines are on site.

  • Will demolition damage neighboring property or landscaping?

    Protecting what stays is a large part of what a careful demolition contractor is being paid for. Before anything comes down we identify property lines, shared walls or fences, utility runs, trees, and any surface equipment will travel across. Protection goes in where it is needed and the takedown is sequenced so material falls inward rather than outward. Some disturbance to ground immediately around the structure is unavoidable and we tell you exactly what to expect during the estimate. On tight lots and attached properties this planning matters more than the machine work itself.

  • Do I need to clear out the property before demolition?

    Yes, and doing it early keeps the schedule intact. Anything you want to keep needs to be out before we start, including belongings, appliances, fixtures, and anything of sentimental or resale value, because once demolition begins nothing is recoverable. It is worth walking the property with fresh eyes, since items in attics, crawl spaces, sheds, and behind built-in furniture are the ones people forget. If the property is a rental, an estate, or something you have inherited, give yourself more time than you think you need. We will tell you at the site walk what has to go and what we can work around.

  • What happens to the debris after demolition?

    It leaves in our own trucks as part of the same scope rather than being billed separately or handled through a rented container that sits on your property for a week. Construction debris removal is included in the estimate and the material goes out as the structure comes down instead of accumulating in a pile. This matters beyond convenience. Debris buried on site is a common shortcut that fails inspection later and creates settlement problems for anything built on that ground afterward. Nothing gets buried on a site we work.

  • Do utilities need to be disconnected before demolition?

    Yes, and this is not a step anyone should treat as optional. Electricity, water, sewer, and gas all need to be properly disconnected and, where applicable, capped by the relevant utility before any structure comes down. Striking a live line during demolition is a serious safety risk and can also mean liability for damage well beyond your property. Disconnection has to be arranged in advance because utilities schedule this work on their own timelines, and it is one of the main reasons demolition timelines run longer than the actual takedown suggests.

  • Do you handle interior demolition for renovations?

    Yes, and it is one of the more common commercial requests we get. Interior demolition means removing walls, fixtures, flooring, ceilings, and finishes while the building shell and structure stay intact. It requires a different approach than exterior work, since the surrounding structure has to be protected, dust and debris need containing, and anything load bearing has to be identified before it is touched. We work with general contractors and property managers on renovations, unit turnovers, and tenant improvements, and we sequence the work around occupancy where a building stays partly in use.

  • Do you handle commercial and tenant improvement demolition?

     Yes. Roughly half our work is commercial, and demolition for tenant turnovers, retail fit-outs, office reconfigurations, and industrial space clearance is a regular part of it. The main difference from residential is scheduling. A property owner usually cannot afford extended downtime, and neighboring units often stay occupied throughout, so work is frequently sequenced in phases or completed outside operating hours. We plan that phasing with the property manager or general contractor before we start rather than working it out on site.

  • Can you demolish part of a structure without affecting the rest?

    Yes. Partial and selective demolition is common on additions, renovations, and properties where an extension is being removed while the main house stays. It is slower and more careful work than full demolition because everything that stays has to be protected, load bearing elements have to be identified and handled correctly, and the remaining structure needs to be left weather tight and secure. We assess the structure during the site walk and agree exactly where the line falls before anything starts, because that boundary is much harder to change once work is underway.

  • What condition is the site left in after demolition?

    That is agreed with you before the work starts rather than assumed. The standard handover is a cleared, level site with all debris removed and the ground graded to a rough finish. If you are rebuilding, we can carry the site further and leave it excavated, graded, and compacted to whatever elevation your plans require, which saves bringing in a separate contractor afterward. If the property is being sold or left vacant, we leave it clean and tidy. Tell us what happens next on that ground and we will hand it over ready for it.

  • Do you handle the excavation and concrete after demolition?

    Yes, and it is the reason a lot of clients choose us for the demolition in the first place. We take the structure down, clear and haul the debris, excavate and grade the ground, and pour the new foundation or slab, all with the same crews under one contract. Every handover between separate companies is a point where the schedule slips and responsibility gets blurred. Carrying a site from a standing structure to a finished slab without changing contractors removes that entirely. We are equally happy to handle the demolition alone.
